It is just a fact of life: residential work, especially in older homes, can be full of surprises. Most contractors build a “gotcha” factor into their estimates to cover these unforeseen hazards; you typically pay the full cost whether the job goes easily or not.

How We Work


You provide the products and materials of your choice for most tasks, or give us a heads up and we can get what you’ll need.

We charge a flat hourly rate of $85 with a 2-hour minimum. We tell you our anticipated timelines for the completion of each task. We deal with what comes along, and if there are any surprises, we let you know when we find them. We want the job to be done properly, the first time.
Along with the hourly rate and the price of any materials, we may charge an additional “shop fee” for miscellaneous fasteners, caulk, putty, shims, etc. that we use, in $5 increments.
If you don’t think you have enough tasks for the minimum hours, how about your neighbor? We’ll split our time between you and a neighbor if needed, no problem.

Payment

Payment is expected at the time services are provided. Personal checks are preferred. We can also do Zelle and Venmo. We can email you a paid invoice receipt at your request.
